Project Summary

This scheme involves envelope replacement, structural alterations and full replacement fit-out of office areas including full strip out of the existing secondary structure, asbestos removal and service adaption to facilitate the works.

Project Works Overview

Works commenced with removal of existing envelope and internal finishes, secondary structure demolition and asbestos removal followed by incoming service adaptions and structural reinstatement.

Internal works followed the reinstatement of the envelope with updated office provision and modern finishes provided throughout. 

The warehouse slab was fully re-surfaced and new access equipment installed providing a further 25-year life expectancy for the refurbished unit.

Site Setting
  • The project was located in a mid-terrace unit, in a live retail park and industrial area.
  • Site frontage was located directly on the main egress route from the estate, which was to remain open at all times.
  • As a live estate, control of parking and logistics was a key consideration from the outset, requiring daily co-ordination with local businesses.
  • As a mid-terrace unit, roof structures and drainage was shared with adjoining owners requiring development of bespoke construction detailing to enable works to be completed.
Community Enhancement and Involvement
  • Direct communication established with local businesses and resident’s groups, encouraging dialogue and feedback.
  • Pro-active liaison with local residents in the form of letter drops and updated bulletin boards at the site boundary.
  • Promotion of local businesses through targeted procurement and recruitment.
Services/Stats/S278’s Involvement
  • Live services including HV power and fibre-optic cables within the work area were protected to allow transit by construction plant.
  • Upgrade of stats infrastructure included removal of connections, and protection of retained services throughout the construction phase.
